Owner Financing FAQ

Do I need good credit to buy land?

No. We don’t check credit. Our goal is to make land ownership accessible to everyone.  You work directly with Slayton Associates and make payments to us—no third parties, no red tape. If you can make the payment, you qualify.

Is this legitimate? Why no credit check?

Yes, this is a common and fully legal way to buy land. We finance the property ourselves, which allows us to skip banks and offer simpler approval. The property itself is the collateral.

How much is the down payment?

Exact amounts vary by property, but we keep down payments low to make it easy to get started owning land. Typically, the amount is 5% of the financed land’s cost.

What are the monthly payments like?

Again, exact amounts vary by property, but all payments are fixed and affordable, so you always know exactly what you’ll owe each month, before you decide to buy a property.

Are there any hidden fees?

No. We believe in full transparency—no surprise charges or confusing terms.  The only extra fee, besides the monthly payment, that you can expect is a $10.00 per month loan service charge. This helps us to offset some of the costs associated with carrying the financing. If you see a property you are interested in, contact us to see a full schedule of payments for the course of the entire financing period.

What kind of payments do you accept?

Currently, we accept ACH payments—secure electronic transfers directly from your bank account to ours. You can choose to make payments manually each month or set up automatic withdrawals on a schedule that works for you. ACH payments are simple, reliable, and easy to set up.

Why don’t you take credit cards?

We may offer credit card payments in the future if there’s enough demand. Because credit cards come with processing fees, any card payments would have to include a small additional charge to help cover those costs. For now, our buyers prefer ACH payments directly from their bank accounts. They’re secure, simple, and more cost-effective—helping keep the overall purchase price lower.

However, if paying by credit card is important to you, let us know. We’re always open to feedback and happy to explore options.

What if I want to pay off the property early?

You’re welcome to pay off your land at any time—there are no prepayment penalties. Our online loan portal makes it easy to view your current payoff amount whenever you’re ready.

What happens if I miss a payment?

We understand that life happens. If you run into trouble, contact us as soon as possible and we’ll work with you whenever we can. Our goal is to help more people become landowners and stay landowners.

When do I get the deed to the property?

Once the property is paid off in full, the deed transfers to you, and you become the official full legal owner of the property.

Can I use the land while making payments?

In most cases, yes! You’re welcome to enjoy your land for camping, off-roading, hunting, fishing, and other approved recreational uses while you’re making payments. However, if your plan is to build, you’ll need to wait until the property is paid off and the deed has been transferred into your name.

Is land a good investment?

Obviously, we think so. Land is a tangible, limited resource.  While land appreciation values will vary from property to property, many investors choose land for long-term security and flexibility. Unlike buildings, there is no depreciation, no wear and tear, no tenants, and little to no upkeep. Not only that, land is generally not subject to the wild fluctuations and market manipulations that can occur with other investments.

Why are your prices lower than other listings?

We focus on finding undervalued land and passing those savings on to our buyers, while keeping the buying process simple. We always try to keep our prices competitive for the market they are in.

What if I’ve never bought land before?

That’s okay—many of our buyers are first-timers. We keep the process simple and are happy to answer questions along the way. Land is the easiest way to start owning real estate.

How do I know the property is real and available?

We provide clear, accurate details on every listing and are always happy to answer your questions so you can feel confident in your purchase. That said, we encourage all buyers to do their own due diligence. You’re welcome to visit the property and, even if you don’t visit, verify details, zoning, and any restrictions directly with the county. This not only confirms the property is legitimate, but also ensures it fits your intended use.
